TITLE: CONSTRUCTION INTERN
DEPARTMENT: CONSTRUCTION SERVICES
SUMMARY:
Responsible for overall project coordination and documentation, while providing technical assistance and ensuring compliance with quality standards. The construction intern’s responsibilities span a broad spectrum, covering all the areas of project management assistance, including but not limited to, Project Planning, Project Bidding and Estimating, Cost Management, Time Management, Quality Management, Contract Administration, and Safety Management.
DUTIES AND RESPONSIBILITIES:
- Prepare complete, accurate and timely submittal logs for construction projects based on project drawings and specifications.
- Prepare take-offs and construction cost estimates.
- Accountable for receiving approved submittals from Architect or Engineer and notifying the Project Superintendent of potential schedule impact.
- Assist Project Manager by preparing all necessary back up relating to budgeting and/or change requests.
- Distribute contract documents to subcontractors, including drawings, specifications, and general conditions. Include any accepted alternates or addendums with documents.
- Distribute final requirement documentation to subcontractors and bookkeeper.
- Schedule all required construction meetings with required personnel, subcontractors, architects and owners.
- Take accurate and complete meeting minutes and distribute timely.
- Attend Owner/Architect pre-bid, project and closeout meetings.
- Solicit subcontractors and suppliers for bid proposals prior to proposal submission time.
- Review/negotiate subcontracts with Subcontractors and Project Manager and prepare contract for Vice-president to sign.
- Submit request for surety bond(s) and insurance certificates. Submit with signed contract to Owner.
- Prepare correspondence with Owner, Architect, Engineers, Subcontractors, Suppliers, etc. Examples of referenced correspondence include, but not confined to the following items: Schedule of Values, project schedule, memos, request for information, transmittals and submittals.
- Submit building permit application, follow-up on review progress and receive upon approval. Submit Check Request to Finance for associated fees according to Check Request procedures.
- During Construction Phase, proactively assist Project Manager to achieve quality, schedule, budget and safety. Utilize and maintain tools: schedule and document management to track and record project performance.
- Maintain customer (Owner, Architect, Engineer, Subcontractor, Supplier, Public Official and Accel Employees) relations and conduct project meetings. Ensure prompt payment from Owner and payment to Subcontractor and Suppliers occurs according to percentage complete timely upon receipt from Owner.
- Document quality and progress of each Subcontractor and Suppliers. Update Subcontractors and Suppliers of any changes to the plans, specifications and/or schedule.
- Inform management of productivity, costs, quality control, document management and processing of applications for payment. Notify management of any issues that arise which affects quality, budget, progress and safety.
- Maintain, monitor and collect all closeout submittals including but not limited to As-Built, Project Manuals Warranty and O&M Manuals.
- Daily tasks will include all administrative assignments including communicating with vendors and subcontractors by phone, email, typing correspondence, organizing marketing material, spreadsheet management, tracking on-line bid solicitations, organizing and packaging bid proposals, invoicing, minor accounting, filing and shipping, along with other delegated administrative responsibilities pertaining to the construction industry. Previous relevant experience would be extremely beneficial, but not required.
Requires 30 – 40 hrs. per week between 8:30 am and 5:30 pm Monday through Friday.
MINIMUM EDUCATION AND EXPERIENCE:
Preferably candidate will be pursuing a B.S. in civil engineering, architecture or construction management. Minimum 2 to 3 years of experience with construction projects is preferred but not required.
REQUIRED LICENSES, CERTIFICATES OR KNOWLEDGE:
Strong computer skills, especially using spreadsheet software, are required. Preferably understands estimating and know how to read architectural structural, mechanical, electrical, plumbing and fire protection drawings.
Excellent communication skills, good understanding of MEP building systems and thorough knowledge of construction issues and safety standards is essential.
WORKING CONDITIONS:
Work is usually performed in an office environment or construction project site.
